Frequently Asked Questions

We are happy to assist our International Students Residents!

When the application asks you for your employer, enter your work information. If you are a student and you are not working, you may simply fill in the following information:

Position: Student

Employer: Your University

Salary: $100

Supervisor: Your Email address

 

When it asks for your SSN, put 111-11-1111

 

For previous addresses, you may use your actual previous addresses, even if they are outside the United States. It thinks you are putting a U.S. address so it asks for the State. Simply put MA if you are applying to live in Massachusetts or RI if you are applying to live in Rhode Island.

 

It is important for you to show proof of ability to pay. If you are going to pay your rent using your savings, submit a bank statement. If you have a sponsor (university, stipend/scholarship, parent), please submit the sponsorship information. 

 

Please also include your i-20 visa, a copy of your passport, and a copy of your acceptance letter to your university (and your job if you have one).

Do you accept International Students?

I am a U.S. Resident. How do I Apply?

Please go to our Resources Page and click on the link relevant link (for Waltham/Providence).

Do I need a co-signer?

Yes. All residents must have a co-signer. 

Is everything included in the rent price?

Yes. Furniture and utilities are included in the rent price. The only additional charge is for parking. 

How much is parking?

Off-Street surface parking spaces are $150/month. Garage spaces are $250/month.

Is every apartment furnished?

Yes. All of the apartments listed on our website are furnished. 

What utilities are included in the rent price?

Basic cable TV, High-Speed Wi-Fi, Electricity, Gas, Water, heat, central air conditioning*.

Does every property have central air?

Yes...*except for 52-54 Chester Avenue.

What do I need to pay to move in?

First Month's Rent, Last Month's Rent, and Security Deposit.

I applied, what are the next steps?

Your application will be reviewed. Upon approval, you and your co-signer will be sent a lease to review and sign. If you have not done so, you can also fill out the roommate matching form.

When do I need to submit my payment?

Move-in charges are due upon signing your lease.

I signed and paid. Now what?

You will receive a countersigned copy of your lease. We will send you move-in instructions the evening before your move-in. This will include door codes, Wi-Fi information, and other pertinent information.

Is smoking allowed at any of the properties?

No. There is absolutely no smoking allowed in, on, or around the properties.

Are pets allowed?

There are no pets allowed at any of our properties.

Are parties allowed?

No. Our goal is to create a respectful community of residents who can enjoy a peaceful and quiet living environment. That means that quiet dinners and study groups are allowed. Parties are not.

Do you accept short-term leases?

The majority of our leases are 12-month leases. Some of our end dates are staggered. This allows for some summer rentals for people looking for three month leases from June through August.

Is the rent price negotiable?

No. With our no-haggle price program, you'll know exactly what you're going to pay the moment you lay eyes on the perfect room. It makes the whole renting experience easier and less stressful.

The management team is super helpful and they are very fast at helping with whatever the tenants would need. When I was searching for a place to stay in Waltham I loved 139 Adams and moved in the very next day after my showing. The house is very big and all the rooms are fully furnished and renovated. There’s laundry in the house, dishwasher in every apartment and centralized AC. If you are a working professional this place is a real gem!"
